Owner's Representation & Project Management

Someone on your side of the table for the whole job, including when another firm did the design.

Your side of the table

A town with a construction project has a contractor who is paid to build it and an architect who is paid to design it. What it frequently does not have is anyone whose only job is to look after the town's interest, day to day, while the money goes out the door.

That is this service. We help you procure the work, hold the contract and the schedule, review what gets billed before you pay it, document what happens in the field, and hand you a complete record at the end. On grant-funded work that record is also what keeps the money.

This is a separate engagement from design, and we take it on projects we did not design. Where we are also the architect, we will tell you plainly which hat we are wearing on any given question.

Owner's representation includes

Procurement & Contractor Selection

Bid documents, advertising with documented proof, the pre-bid meeting, addenda, bid opening and tabulation, reference checks, and a written recommendation of award. On federally or state funded work the whole package goes to the agency for concurrence before the owner signs anything.

Contract & Schedule Oversight

One schedule, kept current, with the long-lead items and the agency review windows on it rather than assumed away. Where a project runs across many small sites we run it as one program with a separate record for each property.

Payment Review & Recommendation

Every invoice checked against observed progress, the schedule of values, retainage, and lien waivers before we recommend payment. We flag cost exposure before it becomes a change order rather than after.

Field Observation & Documentation

Routine site presence, milestone observation before work is concealed, and a documented chain from approved scope to field observation to invoice to punch list to closeout.

Owner Advocacy & Reporting

Written recommendations you can act on, in language a select board can vote on. We do not make the decision. We make sure you have what you need to make it, on time.

Selected experience

Proposed as Owner's Representative and Construction Manager to the Town of Hardwick for a utility elevation program covering roughly eleven occupied homes as a single accountable public program. Payment certification and owner-side coordination on the $8.5 million Hardwick Yellow Barn Business Accelerator, completed on budget through a multi-year grant process and two flood events. Construction-phase representation for the towns of Glover, Irasburg, and Woodbury.
